CHANGE OF USE AND GUT RENOVATION
UPPER EAST SIDE
13,800.00 SQ.FT.
2023
This project involved the gut renovation and conversion of an existing 6-story mixed-use building on the Upper East Side into a modern school. Given the change in occupancy, new code compliance requirements were applicable, necessitating the design and installation of two new means of egress. Manuel worked closely with the school members, ensuring their vision was at the center of every decision.
One of the key challenges was carefully planning a functional space that would meet the ever-changing needs of a school, all while working within the constraints of a reduced footprint. A vibrant color palette, playful design elements, and flexible spaces were incorporated to encourage both independence and collaboration, creating an environment that supports various teaching methods and fosters engagement.
Manuel Zarate, RA, served as the project architect for this building alteration during his time at Bricolage Designs, overseeing the design and ensuring the successful integration of functionality, code compliance, and aesthetic vision.
The result is a dynamic and adaptable educational space, designed to meet both current and future needs while ensuring safety, accessibility, and an inspiring atmosphere for students and staff alike.
