This new 7-story multifamily building in Ocean Parkway, Brooklyn, comprises 10 thoughtfully designed dwelling units. The development’s potential was maximized by deducting 50% of the corridor floor area. Additionally, a second-floor cantilevered design was utilized above the existing driveway easements on both sides, further optimizing the site’s buildable area while maintaining a functional layout.

The design of the building is contemporary, with floor-to-ceiling windows that flood the interior spaces with natural light, creating a bright and inviting atmosphere. The building offers a variety of unit types to cater to different needs: eight 2-bedroom apartments, one 4-bedroom duplex unit, and one stunning penthouse. The penthouse features three bedrooms, two full bathrooms, a chef’s kitchen, a dedicated laundry room, and a massive outdoor space overlooking Ocean Parkway—ideal for entertaining or enjoying the expansive views.

Manuel Zarate, RA, served as the project architect for this new building during his time at Bricolage Designs, overseeing the design and ensuring the successful integration of modern, light-filled spaces with a seamless flow throughout the development.
