Committed to ensuring optimal profitability, this new 12-story luxury condominium, located in the heart of Downtown Brooklyn, was designed to maximize the buildable area of a 2,400 sq.ft. corner lot. With the zoning district permitting a 10.0 FAR, the project resulted in a 123-foot-tall building, comprising 23 apartments, each averaging 800 sq.ft.

The team’s expertise in zoning allowed to strategically deduct significant square footage occupied by corridors and mechanical rooms, further optimizing the floor area and unlocking the building’s full potential.

The design highlights an open-concept layout with elegant white oak flooring, sleek lines, and chef-inspired kitchens, creating a sophisticated living space. A lush roof deck, complete with a full outdoor kitchen, offers residents an ideal space for relaxation and entertainment.
